Finish the basement or build an addition — which adds more?

Finishing a basement is almost always the cheaper way to add living space, because the structure already exists — you’re not paying for a foundation, framing, or a roof. An addition costs more but adds space exactly where you want it, at ground level, with windows. Which one wins depends on what problem you’re solving.

When the basement wins

The constraints to check first: ceiling height, moisture, and egress. A basement with water problems has to be fixed before it’s finished, not after — and a bedroom down there legally requires an egress window.

When the addition wins

The decision in one question

Does the new space need to be where the light and the daily traffic are? If yes, it’s an addition. If it just needs to exist — more room, somewhere in the house — the basement gets you there for less. A walk-through of your actual house settles it quickly, and both options can be estimated side by side from the same visit.
